From Stained to Stunning: Restoring a Primary Bedroom
April 17, 2023On this episode of Destination Restoration, we show you how to restore a room that’s suffered a bit of damage. Older generational homes can accumulate imperfections over time, especially stains from things like water damage. In the case of today’s refresh, not only do we take a standard primary bedroom and update it for a new era, but we also tackle how to restore unsightly, odorous stains using primer and a fresh coat of paint.
This series demonstrates how you can breathe new life into an older home (in this case, a 4th generation family home), while keeping its structural integrity intact.
Once again, our fabulous design duo—Jason Lai (interior designer) and Jared Foster (contractor/pro painter) —found a way to update this modest room while addressing the large yellow stain that had leaked its way around the sliding glass door. Our goal was to both cover it up and ensure it wouldn’t show through, which we achieved with a thorough coat of primer and a new coat of paint. Due to the lack of storage in the room, we also wanted to install a custom unit, with ample cabinets to make the space more functional and a modern haven for the parents of this lovely family home.
Covering up stains takes a little extra effort but is totally doable with the right tools. Stain Coverage
The main goal of this room refresh was to remove any trace of the water stain and get rid of its foul odor at the same time. To do this, we primed over the water stain using KILZ RESTORATION® Interior Primer then painted the walls, ceiling, and molding with Rio Rust, a color by Behr Paint.
Extra Storage
To replace the lackluster closet, we added a custom, built-in closet system with a hidden TV display, perfect for unwinding after a long day. We primed the unit, and then painted it with Forest Edge, a color by Behr Paint, for its ability to stand out and complement the color of the rest of the room. Together, these colors elevated the room and gave it a warm, modern, and cozy feel.
Other Changes
We wanted to update the existing lighting to complement the new design and bring more warmth to the space, so we added a modern chandelier by Kichler Lighting, as well as additional recessed lighting fixtures on the ceiling. We also replaced the door hardware, updated the electrical throughout, and added carefully chosen décor to bring this refined boho-chic look together.
Why Do You Need to Prime?
Priming is essential for proper surface preparation for any paint project. It’s the difference between a job done and a job done right. Priming helps solve a wide range of problems, including highly porous surfaces, stains, odors, uneven surfaces, texture differences, and adhesion problems.
Because this room required stain coverage we used, KILZ RESTORATION® Interior Primer for its superior, water-based sealing and stain blocking formula. Step-By-Step Guide to Stain Blocking and Priming Walls:
Painting over water stains requires a few basic steps from start to finish. Here’s an easy guide to follow for your next project:
1. Patch any holes from damage and sand smooth to prep the surface (if needed)
2.Thoroughly clean your surfaces with a damp cloth to ensure they are clean and free of dust. Allow to dry.
3. Tape around the baseboards, trim and moldings.
4. Protect your floors and furniture from paint and primer by covering it with a drop cloth or plastic sheets.
5. For major stains like water, grease, or smoke, select a heavy-duty stain blocker like KILZ RESTORATION® Interior Primer.
6. Now it’s time to prime! Using a brush first to “cut in” around the edges and small crevices, then use a roller to fill in the larger areas.
7. Allow to dry for 1 hour.
8. Once the primer is dry, apply paint of your choice using the same application process at the primer.
9. Remove the painter’s tape before your paint is fully dry.

Our Favorite Projects of 2022
November 17, 2022The end of the year is right around the corner, which means it’s time to look back on some of our biggest accomplishments of 2022. What better way to recap the last 12 months than to revisit some of your favorite projects? From kitchens to bathrooms to living spaces, 2022 did not disappoint. When it came to updating, revamping, and overhauling, the year was full of inspiring home makeovers, so let’s recap some of our biggest standouts, and get excited to tackle another year of home improvement.
1. How to Prime Kitchen Cabinets for Color That Pops
You may remember this gorgeous kitchen update from earlier in the year. This project featured three different kitchen inspirations, all using KILZ 3®PREMIUM Interior and Exterior Primer, which came to life thanks to varied design concepts and paint combos that gave the original space some much needed personality. Two toned kitchen cabinets were a theme for this project, and using subtle, yet distinct colors that played off one another, we achieved a polished effect that would make any pro proud. 2. Pro Spotlight: Angela Cacace Creates a Spacious and Fresh Feeling Bathroom
This outdated bathroom was in desperate need of a makeover, and pro designer and contractor, Angela Cacace, took everything from budget to aesthetic to difficulty into consideration. She used KILZ® Mold and Mildew Resistant Primer to start, and then finished the room using light and airy paint selections from the Magnolia Home by Joanna Gaines® collection to make the bathroom feel fresh, bright, and spacious. Achieving the creamy and neutral result was no small feat considering the hot pink “before” color of the walls and the heavy black cabinets. 3. Restoration vs. Original – What’s the Difference?
For this article, we talked to John Golamco, Project Manager and Primer Category lead with the KILZ® brand. His 25 years of experience gave him critical insight into this category. He explained the fundamental differences between the primers and compared them in more detail. According to John, KILZ® Original is an oil-based primer that works great for blocking severe stains and odors. It also has a more pungent solvent odor and requires mineral spirits or paint thinner to clean up. KILZ Restoration® on the other hand is a water-based primer that also blocks severe stains and odors but has lower VOCs and meets all national regulations. 4. PRO SPOTLIGHT: Make A Front Door Pop with Jared Foster
We know a thing or two about details, which is exactly what we wanted to highlight with this front door refresh. Carpenter, Jared Foster, sought to complement the already calm vibe of his front porch with an equally relaxed color scheme, and he walked us through his process in bringing it to life. “Once I laid on the primer and allowed it to dry, I was able to spray the door and trim using BEHR® paint, remove all the paper and tape and enjoy the new look. A Home Office Designed for Focus and Productivity
April 12, 2022Working from home requires your full attention and focus, but with so many things around the house competing for your attention, it may feel impossible to tackle even the smallest items on your to-do list. Feeling overwhelmed may even be the reason you’ve put off designing a functional home office, but there’s no time like the present to get to work.
Your home office should be a dedicated workspace where you can distance yourself from distraction, confidently attend those virtual meetings, and really be productive. We hope this room makeover motivates you to finally get started creating a practical space in your home where you can go when you need to get things done.
Whether you’re renovating an old office or creating a space from scratch, it’s important to form a vision from the start. Our goal was to transform an outdated office from dark and stuffy to modern, bright, and airy, and because we knew we wanted fresh paint to help accomplish this, our first step was to find the best primer for the job. We chose KILZ Restoration® Interior Primer for a few reasons. Because we wanted to refresh a built-in shelving unit, as well as walls, we chose a multi-surface primer formulated for use on wood, drywall, plaster, brick and more. Since some older rooms can have their share of imperfections, we also love that this primer conceals tough stains and odors like a charm.
Before getting started, we prepped the room by cleaning all the surfaces we planned to prime. This is an important step, as smooth and clean surfaces ensure a perfect primer application and even better coat of paint. Sometimes old surfaces need quick sanding or scrub down, so if this applies to you, make sure everything is clean and dry before you begin priming. For rooms that may have suffered damage (smoke, fire, water, mold), you’ll need to address these problems beforehand, however, KILZ Restoration® Interior Primer is ideal for jobs of this kind thanks to its odor and stain blocking formula and thick consistency, which is great for filling in small cracks and splitting.
Because of the nature of the shelving unit in our home office, we chose to prime using both a brush for all those nooks and crannies and a roller for larger surface areas, like the walls. Once we evenly applied primer to all our surfaces, we let it dry—which can take anywhere from 30 minutes to 3 hours, depending on the number of coats used and humidity in the room—and then prepared to paint. We wanted to create a statement with color, which is why we chose BEHR® Caribe PPU13-01 for the shelves, and BEHR® Ultra Pure White for the walls. This paint combo makes the walls appear brighter in contrast with the vibrant teal shelves, creating a sophisticated-casual vibe that is clean and current, and primed for productivity.
There’s already great light in this room thanks to its extra-large window, but our fresh white walls reflect the sunlight and considerably helped to brighten up the room. We chose a modern, asymmetrical desk to replace the more substantial, yet outdated one, and we added a light gray rug underneath to further cheer up the space. Other inspired, minimalist touches are seen in the standing lamp and shelving décor. This clean, contemporary vibe creates an atmosphere where you are free to focus for hours on end.
We’re so pleased with how this room came together, and how beautifully our paint came to life on two different surfaces. Achieving these clean and vibrant colors with a smooth matte finish would have been a much larger task had we not made the effort to prime first. Restoration vs. Original – What’s the Difference?

Why are we comparing KILZ® Original and KILZ Restoration® Primers?
When our customers have a project that involves severe stains and/or persistent unwanted odors, they turn to KILZ primers. Two products that help solve these problems are KILZ Restoration water-based primer and KILZ Original oil-based primer. KILZ Restoration is an innovative water-based primer which provides similar performance in stain and odor blocking as the long-established oil-based KILZ Original primer. Shellac and oil-based are traditionally better known to block severe stains especially water-soluble stains.
What are the differences between KILZ Original & Restoration Primers?
KILZ Original is an oil-based primer and stain blocker which can block/seal severe stains and odors but has higher volatile organic compounds (VOC’s) which are organic chemical compounds that vaporize and enter the atmosphere. It also has a stronger solvent odor and requires mineral spirits or paint thinner to clean-up. KILZ Restoration is a water-based primer which also blocks severe stains and odors, however, has lower VOC’s which meets all national regulations. What is an oil-based primer? What are the benefits?
Oil-based primers are better at blocking or sealing stains, especially water-soluble stains. They’re also superior at blocking tannin. Oil-based primers have natural (i.e. linseed oil) and synthetic (i.e. alkyd oil) variants as their base technology. Alkyds have become popular in recent decades due to more easily sourced raw materials, lower cost and durability of the coating film.

TEAM OIL-BASED
• Choose an oil-based primer if priming over a previous oil-based paint and/or priming on fresh wood.

• Oil-based is also ideal if blocking smoke and water stains as well as unwanted odors.
TEAM WATER-BASED
• Choose water-based if priming indoors where ventilation may be poor and in spaces sensitive to strong odors.
• Ideal choice when projects require a lower VOC level product, there is a flammability concern, and/or there is preference for clean-up without the use of harsh chemicals.
• State and local regulations might make oil-based products limited in availability or access. In such cases, water-based is a great choice.
What are the best use cases for Oil-based? For Water-based? Project examples?
Oil-Based: priming over water stains on ceiling tiles or priming over bare wood especially redwood varieties that bleed tannin/sealing wood knots would be some specific examples of best use cases for oil-based. Also ideal for blocking/sealing severe stains especially water-soluble stains that might be “activated” and bleed through if a water-based primer is used. Oil-based primers are also durable since they dry to a harder finish. KILZ Original Interior/Exterior primer for example is an excellent choice for exterior application due to its weather resistance, especially on wood surfaces.
Water-Based: priming indoor walls and cabinets in a space with limited ventilation or a project where low VOC emissions are a requirement. In both cases, do not apply too many coats of the primer. Even if the primer does not look like a finished coat, it is adequate to do the job of sealing the surface, blocking the stain (if any) and laying a good foundation coat to help the topcoat adhere (stick). It’s the paint’s job to completely cover everything and deliver the expected final color. The primer will help the paint look its best. What are some tips and tricks while using Kilz primer?
- Check out KILZ Coverage Calculator to determine how much paint is needed to start a project. Typically, a gallon of primer will cover up to 250-400 square feet of surface that depends on a variety of factors. Two coats are usually required to have bright or deep colors or stains that could bleed through the topcoat. If priming over light or white previously painted surfaces, one coat may be sufficient.
- Tint the primer with a small amount of colorant (paint) of the topcoat. This will enhance the accuracy of the topcoat’s true color.
- Lightly sand the surface before applying primer especially if there is a gloss or sheen on the surface. This will help the primer adhere better and result in a longer-lasting paint finish.
- Although today’s advanced chemistry allows compatibility between oil-based and water-based primers and topcoats, it is still best practice to keep the combinations of “oil-based over oil-based” and “water-based over water-based” to ensure optimal results.

In this post, we are taking the conversation to a larger scale, looking at whole home renovations from a Pro’s perspective. We were excited to chat with Dustin Almquist, a contractor in Pennsylvania with experience in both real estate and property investment.

Tell us about your recent restoration job using KILZ Restoration Primer.
This project was a full house renovation. The last owners had the home for decades, and regular maintenance wasn’t done. It needed new electricity, plumbing, kitchen, bathroom, roof, windows, flooring, and of course primer and paint. The walls were old plaster that had some major cracking. After making extensive repairs, it was important to prep the walls for paint. Since many of the walls had old oil-based paint or paneling, it was important to use a primer that I could trust.
Why did you choose KILZ Restoration® Primer for this project?
This property is used as a rental. I wanted to ensure that I am getting a long-lasting, durable wall coating. When it is time for a topcoat, I need to know that I won’t have adhesion issues. KILZ Restoration® Primer gave me the security that a topcoat will apply evenly and have great adhesion. Additionally, the coverage of the old surface was going to need a serious primer. Using a lesser primer would have left me with exposed stains and old wall color bleed through.

Make sure to plan! When you get into restoration, time is money. It is so tempting to take shortcuts to save yourself time. Many people don’t think about the amount of time in the future they are costing themselves when taking those shortcuts. Take the time to do the work correctly the first time. It will pay dividends tomorrow!
What additional tools would you need to get the job done?
Paint sprayers, pans, rollers, roller covers, brushes, scrapers, extension poles, drop clothes, painters’ tape, buckets, ladders, rags, caulks/sealants, brush cleaner, paint thinner, stir sticks. You name it! It seems like you always run out of something right when you need it.

Steps to Seal & Block Odors:
Step 1:
Wipe down the wall with a damp cloth to ensure it is clean and free of dust. Allow the surface to dry. Ensure adequate cross-ventilation prior to priming.
Step 2:
Tape around any baseboards, trim and moldings.
Step 3:
To seal and block pet odors and stains, apply KILZ® Original primer. Stirring prior to and during use, apply primer using a brush first to “cut in” around the edges, then use a roller to fill in.
Step 4:
Once primer is dry (allow 1-hour dry time), apply a fresh coat of paint using the same application method as the primer – using a brush first to cut in around the edges 4 to 6 feet at a time, then use a roller to fill in those sections before moving along.
Step 5:
Remove tape prior to paint fully drying and your work is done.
